So .... where to start ?​

We make the following suggestions depending on your situation:
​Property owners

Selecting and engaging a reputable architect or building designer is essential. Ask them if they have experience with your Local Government Area (Council) and whether they are familiar with the particular Council's development controls. If you like the architect/building designer's style or service but they are not familiar with your particular Council's requirements - we can help !

We firmly believe that good quality architectural plans start with a detailed survey plan of the site. Your architect / building designer will have a much better chance at "nailing it" first time if they have a detailed survey plan made available to them. Many architects/designers insist on this and can arrange for you (yes, they do cost money) but we believe it is worth the investment.

Architects, Building Designers and Draftspersons

If you need our expert help with advising you on the particular planning controls for the site, we love getting involved very early in the design process and help you set parameters for your design. If you have a survey plan available we could provide even more precise details of the important parameters.

Or, you may have designed many developments in your area and know the planning controls. That's great for us too, just send us a concept or even sketch plan and we can provide a quote from there.

Builders

​Please ask your design professionals to provide us with plans and we will provide you with a firm quote. If you are transitioning to another building designer or architect but would like us to lead your development application, we are more than happy to provide that service to you and work with your other consultants. Give us a call to discuss your needs.

Land Developers

​Yes - we can provide expert advice on potential subdivision and multiple dwelling construction as well. We have a complying development specialist who is well versed in the Medium Density Code which is becoming more popular by the day. If you have a recent land Contract of Sale send us a copy which will give us most information we need. If you have a Survey available that would help us even further. If not, give us the development site address and we will work it out from there.

Commercial and Industrial

​Moving into an office or a shop or starting a franchise perhaps ? Chances are you will need some form of approval for the Change of Use, the fitout or the signage. We will investigate options and advise the best approval pathway depending on your situation. If you have existing floor plans available, great but if not we can check it out from your site address details and a description of your proposed use of the premises.

Did you know certain Commercial and Industrial buildings can be approved through the Complying Development pathway (no Council involvement) ? We can consult on these types of proposals as well and set up a Principal Certifier for the certification.

Unauthorised Works

​No one is perfect and you may be in a situation where Council have been made aware of unauthorised works that has been carried out on your property. If you have received a letter from Council in relation to unauthorised works or received a Notice of Intention to Serve an Order, please send us a copy immediately and we will help you through it.
